With a Spancrete concrete garage floor the previously unusable space below your garage suddenly has endless living and storage space possibilities. If you’ve decided to use your space for storage water leaking in from your garage floor may just be a nuisance but if you’ve taken time, effort and expense to create a living space it can be a full blown disaster.
To understand how a spancrete garage floor can leak you need to know that it is made with three basic parts.
1. Spancrete sections.
2. A membrane for waterproofing.
3. A concrete overlay.
When you look at it like that it becomes pretty clear where the problems lie. There are many kinds of waterproofing membranes available in the market today, quality and price go hand in hand as you would expect with low quality and price being the most likely to leak. Chances are very good that you have cracks in your overlaid concrete, which is normal but allows water to pool on top of your membrane, once the pooled water gets deep enough to find the leak in your membrane you get the headache.
Can your membrane be replaced, yes but the cost of jack hammering off and hauling out the overlaid concrete, purchasing and installing the new membrane and replacing the overlay of concrete would be astronomical.
